Weatherization basics for an existing home
Where air actually leaks in a typical house, which gaps are worth sealing yourself, and how to avoid the safety mistakes that come with tightening a home.

Most homeowners look for drafts at windows. In practice, the largest leaks in a typical house are horizontal — at the attic floor and at the rim joist — where warm air escapes upward and pulls cold air in low.
Weatherization is inexpensive, high-return work, but it has a genuine safety boundary.
Look up and down before you look sideways
Attic bypasses — the gaps around plumbing stacks, chimneys, recessed lights, wiring holes and the attic hatch — usually account for far more leakage than window frames do.
At the bottom of the house, the rim joist is often uninsulated and unsealed in homes built before modern energy codes.
- Seal attic penetrations with fire-rated materials where they pass a chimney or flue
- Insulate and air seal the attic hatch itself, not just around it
- Address the rim joist before adding wall insulation
Do the easy sideways work anyway
Door sweeps, weatherstripping and exterior caulking are cheap, visible and easy to verify. They also make the house feel better immediately, which matters for follow-through.
Know when tightening becomes a hazard
A tighter house changes pressure balance and can cause a naturally vented furnace, water heater or fireplace to backdraft. It also concentrates indoor humidity and pollutants.
If your home has atmospherically vented combustion appliances, have combustion-safety testing done as part of significant air sealing, and make sure working carbon monoxide alarms are in place regardless.

- The home has an atmospherically vented furnace, boiler or water heater
- You find knob-and-tube wiring or unknown wiring in the attic
- Vermiculite or suspected asbestos-containing insulation is present — do not disturb it
