Verify credentials yourself
Confirm licence status directly with your state or local licensing authority using the licence number, not a screenshot. Ask for a certificate of insurance sent directly by the insurer or broker.
Ask for recent references for the same type of work and actually call them.
- Licence number verified with the issuing authority
- General liability and workers' compensation confirmed by the insurer
- Two or three references for comparable, recent jobs
- Permit responsibility stated in writing
Compare quotes that describe the same job
Get at least three written quotes with itemised materials, labour, exclusions and timeline. A quote that is dramatically lower is usually describing less work.
Write the scope down
The contract should state the work, materials and grades, who pulls permits, how change orders are priced and approved, the schedule, and the cleanup expectation.
Structure payments sensibly
Avoid large upfront payments. Tie progress payments to completed milestones and hold a final payment until the work passes inspection and your walkthrough.
